What is a WDO report?

A Wood Destroying Organism report is a California state-mandated document used in real estate transactions. It identifies active termite or other wood-destroying activity (Section 1) and conditions that could lead to future problems like wood-to-soil contact or excess moisture (Section 2). California requires it to be signed by a SPCB Branch 3 licensed inspector.

Section 1 vs. Section 2, what is the difference?

Section 1 findings are active infestations or existing damage that need treatment now. Section 2 findings are conducive conditions, things like leaking irrigation against the foundation or wood-to-soil contact, that don't require treatment but should be corrected to prevent future activity. Lenders typically only require Section 1 clearance.

How long is a termite inspection report valid?

WDO reports are typically considered valid for 90–120 days for real estate purposes, though some lenders require it to be within 60 days of close. For your own records, we recommend re-inspecting annually.

Can you do the inspection and treatment, or do I need separate companies?
